Question 7 on Nov 3rd – Smaller Lots

Today every city and town sets its own minimum lot size for a single family home. That’s anywhere between 3,000 and 10,000 square feet. A YES vote caps the minimum at 5,000 square feet with 50 feet of frontage anywhere served by public water and sewer. So towns would keep control over the height the setbacks, parking and open space, A NO vote keeps lot size rules exactly where they are so town-by-town.

Proponents of this change estimate that this will add 350 to 1,200 new homes a year statewide. And that these homes will be more affordable because they will be smaller homes on smaller lots.

Those who are against the change are concerned this will place a sudden excess burden on municipal services that towns will have to plan for with some urgency rather than giving the issue of increasing housing a more thoughtful approach for the needs of their town.

If it passes it takes effect about a month after the election. More information caqn be found at https://www.sec.state.ma.us/divisions/elections/research-and-statistics/2026-information-for-voters/2026-ballot-question7.htm
